Warminster, PA — The Bucks County Association of REALTORS® (BCAR) reports renewed energy in the local housing market as spring arrives, with March bringing a wave of activity from both buyers and sellers.
The median sold price for residential properties in Bucks County reached $467,000 in March, a modest yet steady increase of 1.5% from February and 3.1% higher than March 2024. The rise in prices signals continued confidence in home values across the region.

Despite the uptick in activity, homes are spending a bit more time on the market. The average days on market for sold properties in March was 37—above the five-year March average of 28 days. This indicates that while buyers are active, they may be taking slightly longer to make decisions, especially with more choices becoming available.
The Contract Ratio, which measures the number of homes under contract relative to those actively for sale, rose to 1.39 in March from 1.07 in February. While down from 1.49 a year ago, this ratio still suggests a market that slightly favors sellers—though not as strongly as in recent years.
