
(Warminster, PA)- Bucks County homebuyers had more choices in July, while home prices continued to rise compared to last year, according to the latest housing market statistics from the Bucks County Association of REALTORS® (BCAR).
The median sold price for a home reached $546,665 in July, up 6.1% from July 2025. At the same time, the number of homes available for sale grew to 1,048, a 13.1% increase from June.
For buyers, that increase in available homes could be welcome news. More inventory can mean more choices and, in some cases, a little more time to make a decision. Homes that sold in July spent an average of 22 days on the market, compared to the five-year July average of 18 days.
Buyer activity also slowed during the month, with 623 homes going under contract, down 16.3% from June. With more homes available and fewer new contracts, July showed signs of a market giving buyers a bit more room than they may have experienced earlier in the year.
“Buyers have been asking for more choices, and we’re beginning to see that in the Bucks County market,” said BCAR President Christy Manetta. “At the same time, home values remain strong. This is a good reminder that the market doesn’t have to favor only buyers or sellers—there can be opportunities for both.”
For sellers, July’s numbers show that buyers are still purchasing homes, but they may be taking more time and comparing their options. Pricing a home appropriately and making a strong first impression can be especially important as the number of homes for sale increases.
