Spring Market Arrives in Bucks County as New Listings Increase

Warminster, PA — The spring housing market is officially underway in Bucks County, bringing more activity and more options for buyers.

According to the Bucks County Association of REALTORS® latest monthly market update, new listings in April were 36.1% higher than last month, a clear sign that more homeowners are entering the market as the spring season gains momentum.

The median sold price for residential properties in the BCAR market area was $510,000 in April, holding steady compared to March and remaining 5.2% higher than April 2025. Homes sold in an average of 22 days, showing that buyer demand remains strong, especially for homes that are priced well and presented well.

“Spring is here in Bucks County, and we are seeing more sellers take that next step,” said BCAR President Christy Manetta. “The increase in new listings is encouraging for buyers who have been waiting for more choices. At the same time, steady prices and continued buyer activity show that sellers remain in a strong position.”

While inventory remains limited compared to a more balanced market, April’s increase in new listings is a positive sign for consumers. Buyers may begin to see more opportunities as additional homes come on the market, while sellers can still benefit from steady demand.
