
(Warminster, PA) — The Bucks County housing market opened the new year with steady activity, balanced conditions, and continued price strength, offering opportunities for both buyers and sellers, according to the latest data from the Bucks County Association of REALTORS® (BCAR).
The median sold price for residential properties in the BCAR market area was $500,000 in January, reflecting a 2% decrease from December while still showing a 1% increase compared to January 2025. This year-over-year gain highlights the long-term resilience of home values in Bucks County.
Homes spent an average of 33 days on the market, which is 14% above the five-year January average of 29 days, giving buyers slightly more time to make informed decisions while still supporting healthy transaction activity.
Contract activity showed encouraging signs. New pending contracts increased 2.2% month over month, with 325 new pendings recorded in January. Total pending contracts, including those carried over from December, edged down 0.4% to 504, while available inventory declined 0.3% to 591 active listings.
This activity resulted in a Contract Ratio of 0.85 pendings per active listing, unchanged from December and down from 0.99 in January 2025. While the ratio remains below the five-year January average of 1.21, it signals a more balanced market environment compared to the fast-paced conditions seen in recent years.
While affordability continues to present challenges — particularly for first-time home buyers — the shift toward a more balanced market is creating meaningful opportunities. With slightly longer days on market and steady inventory levels, buyers have more time to explore options, negotiate thoughtfully, and make confident decisions compared to the competitive conditions of the past several years.
