(Warminster, PA) – The Bucks County housing market remained strong through October, showing steady prices and a modest uptick in buyer activity as inventory tightened slightly.
According to data from the Bucks County Association of REALTORS® (BCAR), the median sold price for homes in October held firm at $510,000, unchanged from the previous month and up 8.5% from October 2024. The stability in pricing reflects continued buyer confidence despite shifting market dynamics.
Homes that sold in October spent an average of 30 days on the market, a pace slightly slower than previous years but still indicative of steady demand. New contract activity rose nearly 5% compared to September, signaling that buyers are still active and ready to move when the right home becomes available.
“The Bucks County market continues to show remarkable resilience,” said Frank Blumenthal, President of the Bucks County Association of REALTORS®. “While inventory remains limited, we’re seeing serious buyers who are ready to act quickly when they find the right property. Sellers should feel confident—well-priced homes continue to attract strong interest.”
Active listings decreased by about 8%, while total pending contracts grew modestly, leading to a contract-to-listing ratio of just over 1:1. This balance indicates a market that slightly favors sellers but continues to provide opportunities for motivated buyers.
“As we move into the winter months, both buyers and sellers can benefit from working with a local REALTOR® who understands the trends driving Bucks County’s housing market,” Blumenthal added. “Realtors® are here to help you navigate your options, price strategically, and make confident decisions in today’s market.”
