Bucks County Housing Market: Good News for Buyers and Sellers

Warminster, PA – The Bucks County Association of REALTORS® (BCAR) reports that the local housing market in August brought encouraging news for both buyers and sellers.

Home values remain strong, with the median sold price for residential properties rising to $530,000. That’s a 2.9 percent increase from July and 4.2 percent higher than this time last year—welcome news for homeowners looking to sell.

At the same time, buyers are finding a little more breathing room. Homes stayed on the market an average of 21 days in August, a touch longer than usual for this time of year. This slight shift means buyers have more time to view properties, weigh their options, and make informed offers without feeling as rushed.

Market activity eased slightly compared to midsummer, with fewer new contracts signed and a small dip in the number of available homes. This leveling off has created a more balanced market. Sellers continue to benefit from rising prices, while buyers gain opportunities to negotiate and find the right fit.
