More Homes, More Opportunity: Bucks County Home Prices Hold Strong in May

(Warminster, PA)- The Bucks County housing market showed encouraging signs in May for both buyers and sellers. The median sold price for residential properties rose to $502,000—up 3.5% from April and from the same time last year—while a bump in inventory is helping to create more options for buyers actively searching for a home.

“We’re seeing a market that remains competitive, but with more opportunities emerging for buyers,” said Frank Blumenthal, President of the Bucks County Association of REALTORS® (BCAR). “As new listings rise, buyers are gaining a little more room to navigate the process, without losing the strong value growth that benefits sellers.”

More homes came to market in May, with the number of active listings rising nearly 15% compared to April. Buyer activity kept pace, with over 650 new contracts signed—part of a broader 12% increase in total pending sales. Homes that sold in May spent an average of 21 days on the market, showing that while buyers have more to choose from, demand remains steady.

The ratio of pending sales to active listings—the “Contract Ratio”—landed at 1.16 in May, slightly below last month and well below the five-year May average. While this indicates a modest shift toward a more balanced market, competition remains strong, especially for well-priced homes in desirable areas.

“The increase in listings is a welcome sign for buyers who’ve been navigating low inventory,” Blumenthal said. “This is a moment to re-enter the market with renewed confidence.”
