Bucks County Housing Market Shows Price Growth Amid Shifting Buyer-Seller Dynamics

April 2025 Real Estate Snapshot from the Bucks County Association of REALTORS®

Warminster, PA — The Bucks County housing market continued its upward trend in home values this April, with the median sold price for residential properties rising to $485,000—a 3.9% increase from March and a 4.6% increase compared to April 2024, according to the latest market data from the Bucks County Association of REALTORS® (BCAR).

While prices remained strong, the market showed signs of a subtle shift. Homes sold in an average of 23 days, slightly longer than the county’s 5-year April average of 21 days. Inventory also increased, with 705 active listings—a 24.1% rise in available supply from the previous month.

New contract activity held steady, with 604 new pendings and a 6.2% increase in total pending contracts (including carryover from March) to 839. However, with more homes on the market, the Contract Ratio—which measures demand versus supply—declined to 1.19, down from 1.39 in both March and April of last year. This level is 34% lower than the 5-year April average of 1.81, suggesting the market is beginning to balance after years favoring sellers.

"This kind of movement reflects a healthier, more balanced environment where both buyers and sellers can find opportunities."
