Bucks County Real Estate Market Sees Strong Start in 2025

Warminster, PA – The real estate market in Bucks County kicked off 2025 with robust activity, showing notable increases in home prices and sales volume. According to the latest data from the Bucks County Association of REALTORS® (BCAR), the median sold price for residential properties in January reached $495,000—an increase of 8.8% from December and a 15.1% jump compared to January 2024.

The total sold dollar volume surged 16% year-over-year, reaching $204.7 million, reflecting strong buyer demand despite winter market conditions. Closed sales also saw an uptick, increasing by 7.5% from January 2024.

While home prices climbed, the average days on market rose to 34 days, up 30.8% from last year, suggesting that buyers may be taking slightly longer to make purchasing decisions. However, the median days on market remained steady at 12 days, indicating that well-priced homes are still moving quickly.

“The Bucks County housing market continues to show resilience and strength, with rising prices reflecting steady demand,” said Frank Blumenthal, 2025 BCAR President. “Despite seasonal trends, buyers remain active, and sellers benefit from favorable market conditions.”

New contract activity also increased, with 350 new pending sales in January, marking a 16.3% month-over-month rise. However, the total number of pending sales, including carryover contracts from December, declined slightly by 4.6%, resulting in a contract ratio of 0.99 pending sales per active listing. This is a decrease from January 2024 and below the five-year January average of 1.38, indicating a slight shift toward a more balanced market.

Inventory remained tight, with a 3.5% decline in active listings to 519 homes, continuing to create a competitive environment for buyers.

“As we move into the spring market, we expect continued demand, but buyers should be prepared for continued competition due to limited inventory,” added Blumenthal. “For those thinking of selling, now is a great time to list your home while demand still remains high.”
