
(Warminster, PA) – The Bucks County real estate market experienced its seasonal slowdown in December, as anticipated during the holiday season. According to data from the Bucks County Association of REALTORS® (BCAR), the median sold price for residential properties remained steady year-over-year at $455,000, though it saw a 9% decline compared to November.
The average number of days on the market increased to 27 days, slightly above the five-year December average of 25 days. Meanwhile, buyer activity reflected the seasonal trend, with new contract activity dropping by 29% month over month, totaling 301 new pending contracts. Overall contract activity, including carryover contracts, also decreased by 23.8%, resulting in a total of 541 pending sales.
Active supply decreased by 21.1% month over month to 538 units, leading to a Contract Ratio of 1.01 pendings per active listing. This represents a slight decline from November's ratio of 1.04 and is 23% lower than the five-year December average of 1.31. The Contract Ratio serves as an indicator of market conditions, with higher ratios signaling a seller's market and lower ratios indicating a buyer's market.

Despite the quieter market conditions, the steady year-over-year median price and a moderate number of active listings suggest that Bucks County remains an attractive and resilient market.
